We often get asked how long an office fit out will take, and as you can imagine, this question doesn’t really have an answer. We like to make sure every project is unique, therefore there is no cut and dry answer to this question – it depends on your space and your brief. The office space is an important aspect of any business. It can facilitate new ways of working, enhance your company culture, attract clients and boost employee morale. As a central hub for your staff, it’s important to make sure your office is fit for purpose.
If you’re new to the process, you may be unsure where to begin. In this article, we’ll guide you through the entire fit out process, from identifying your needs to moving into your new office space.
An office fit-out is the process of transforming an interior space into a suitable workspace. This encompasses the layout, internal structural changes, electrical, heating and ventilation, furniture and decor.
The duration and cost of an office fit out is subject to the scope of work required. If your company only needs small alterations, it might not take too long. Larger projects, such as relocations may involve more elements and consequently can take longer.
There are two types of office fit out, Cat A and Cat B.
Cat A fit outs are usually carried out on behalf of the landlords who want to make their space suitable for leasing. The space is referred to as a ‘shell and core’ with no fittings and just concrete floors and walls. With a Cat A fit out the aim is to create a functional workspace but with blank canvas decor so tenants can alter it to their style.
Cat B fit outs are a finished space tailored to the business, so they can move straight in and start working. Bringing all the elements together, including furniture, specialist lighting and branded decor, the workspace is designed in line with a brand’s identity.
Planning and preparation is essential with a fit out of any size. It’s important to construct a workplace that caters to the needs of the company, customers and staff, which requires a well-considered design and strategy.
Elements to consider are:
It is essential to identify why an office fit out is required, review how the business currently operates and how this could be improved with the new workspace. Creating a project wishlist can help to pinpoint the business’ needs.
An initial site survey includes a full assessment of the building, including measurements and features. From this, it may be identified that you need a licence of alteration from the landlord before work begins. The project size and the amount of work required will determine whether you need planning permission. A fit out specialist will be able to assist with this.
The design concept is created, including a proposed layout and floor plan along with all the finer details, furniture and finishes. To demonstrate this, a 3D render is created so you can visualise the space and get a real feel for what it will look like.
The last stage is where everything comes together and the design is brought to life. This involves coordinating many different suppliers and contractors to successfully complete the fit out in line with the project timeline.
